Which Documents Do You Ask from Me to Sell My Property?

We will be needing some documents of yours and your property to be able to list it for sale legally such as;

  1. Your DNI or NIE (ID numbers)
  2. Title Deed of the Property (Escritura) duly registered in the Land Registry Office corresponding to the location of the property.
  3. Property Registry Report (Nota Simple)
  4. Certification or Cadastral Receipts paid for the last 5 years. (Patronato de Recaudación). IBI. Also Cadastral Certification of the Urban Property.
  5. Autoliquidation of the payment of the Capital Gain (Plusvalía) from the previous owner to the current seller.
  6. Certificate of Aptitude (The owner with more than 50 years old must provide it in Notary for sale)
  7. Energy Certification
  8. Certificate from the Administrator indicating that the seller-owner is up to date with the payment of all community fees.
  9. Declaration by the Seller in the deed of sale on which the house is free of tenants.
  10. Last receipts of utility bills like electricity, water and gas.
