Spain is the 28th largest country in the world by population and the 52nd largest country by area with over 500,000 square kilometers. For perspective, it takes just over 8 hours driving from the southwestern city of Huelva up to the northern port city of Santander. That’s a lot of space, and a lot of land for sale in Spain.
As with most expansive countries, metropolitan populations are generally found near the big cities and coastal areas. In-land Spain is typified by agricultural communities and medium to light industrial areas.
Spain’s geography is majestically diverse, as are the different climatic regions. The diversity of snow-capped Pyrenees Mountains located on the border of Spain and France towering 11.000 feet above sea level, to the wonderfully wet, rich green, rolling hills and open-acreage in the northwest. In less than a couple of hours driving south you’ll notice a dramatic change in the landscape as you approach the southern city of Seville, known affectionately to locals in summer as “the frying pan of Spain”. And with searing summer temperatures comes the dry and arid landscape. Heading further south to the popular tourist province of Andalucía, the landscape becomes tinted with an infusion of evergreen trees and Europe’s second highest and most southern ski resort at 11.400 feet above sea level. From this point you can ski and swim in the Mediterranean ocean within the same day.

It’s important that any land offered for sale is checked to ensure it has planning permission in place and there are no outstanding debts attached to the property. In most cases the land registry (Registro de la Propriedad) will show this information. In Spain, any debt or mortgage on the land is transferred to the new owner. While in most cases this information will show on the land registry, it is not always the case. When land ownership has been for many, many years, the transference of accumulated debt such as a mortgage or outstanding property tax is not always transparent on the land registry.
Rural land (where development is not possible) is VAT exempt and subject to only the transfer tax, which varies from 8-10% depending on purchase price.
For land that is suitable for development, the purchase price is taxed at 21% VAT + 1.5% stamp duties.
Further to the above-mentioned taxes, the buyer will have to pay Notary fees, Land Registry fees (and lawyer fees if involved). In Spain the vendor usually pays the agent’s commission, and the buyer should check this in advance.
